Purchasing a home is one of the largest investments most people will make. While a standard home inspection can identify many visible defects, mold concerns are not always obvious. Elevated mold levels may be present even when there are no visible signs of growth.

Many buyers choose to add mold testing as an additional layer of due diligence before closing. Testing can provide valuable information about the home's indoor environment and help identify potential moisture-related concerns that may not be readily visible during a standard inspection.

Why Consider Mold Testing?

Mold growth often develops when moisture is present for an extended period. Roof leaks, plumbing leaks, inadequate ventilation, high humidity, and previous water intrusion can all create conditions that allow mold to grow.

Many mold concerns are hidden behind walls, beneath flooring, inside attics, or within crawlspaces. In some cases, elevated mold levels may be present even when no visible mold is observed during the inspection.

Mold testing may be worth considering if:

• The home has a history of water damage

• The history of the home is unknown

• Musty odors are present

• Visible staining or discoloration is observed

• The property has been vacant for an extended period

• Recent plumbing or roof leaks have occurred

-Air sampling in selected areas of the home

-Surface sampling of visible suspect growth when appropriate

-Laboratory analysis performed by an independent accredited laboratory

-A written report detailing the laboratory findings

-Laboratory results identify the types and concentrations of mold spores present in the sampled areas and provide additional information about the home's indoor environment.

Mold Testing vs. A Standard Home Inspection

A standard home inspection is not a mold inspection.

While inspectors often note visible signs of moisture intrusion or conditions that may contribute to mold growth, mold testing requires specialized equipment, laboratory analysis, and additional evaluation beyond the scope of a typical home inspection.

Adding mold testing provides a more complete understanding of potential environmental concerns that may not otherwise be identified during a visual inspection alone.
