Understanding The Sewer Lateral

The sewer lateral is the underground pipe that carries wastewater from the home's plumbing system to the municipal sewer system. Although it is one of the most important plumbing components on the property, it is almost entirely concealed from view and cannot be evaluated during a standard visual home inspection.

Because the sewer lateral is buried underground, defects may develop over time without obvious warning signs inside the home. A property may appear to drain normally while hidden issues exist within the sewer line.

A sewer lateral inspection uses a specialized camera to examine the interior of the pipe and provide information about its condition at the time of the inspection.

Why Consider a Sewer Lateral Inspection?

Many homebuyers are surprised to learn that homeowners are typically responsible for maintaining and repairing the sewer lateral from the home to its connection with the municipal sewer system. Depending on the property's location and utility configuration, this responsibility may extend beneath landscaping, driveways, sidewalks, and portions of public roadways.

Because the sewer line is hidden underground, problems are often discovered only after a backup, blockage, or drainage issue occurs. Sewer repairs can be expensive and disruptive, particularly when excavation is required.

A sewer lateral inspection may help identify concerns such as:

• Root intrusion

• Pipe deterioration

• Offsets or separated pipe sections

• Standing water (bellies)

• Cracks or damage

• Blockages or obstructions

• Previous repairs or alterations

• Aging sewer materials nearing the end of their service life
